Home Sellers Beware - What is costing you money???




1. Bad curb appeal. It's true, you don't get a second chance to make a first impression.  Buyers start judging your home before they exit their car.  I have had a couple occasions when I drove up to a home with my buyers and after seeing the exterior of the home they elected not to go inside. Even if your home is immaculate on the inside, buyers will never know if they can't get pass the exterior.  Should a buyer elect to go inside and later present an offer it will likely be for less than your asking price. Here are a few things to work on before listing your home.

1. Cut the grass regularly
2. A little landscaping goes a long way
3. Replace any rotted wood and repaint chipped or worn paint
4. Pressure wash the driveway and concrete porches
5. Paint the front door a bright and welcoming color


2. Caveat Emptor - means buyer beware.  This phrase means that buyers have a responsibility to look for obvious defeats in a home before purchasing it.  While walking through buyers are taking a mental note of any items they see that may need some attention. The more they see the lower the offer price for you. Here are a few things to work on before listing your home.

1. Stains in the ceilings from water damage such as leaks
2. Holes in the walls or doors
3. Leaky faucets
4. Exposed wires
5. Doors and Windows that stick or won't open

3. Overpricing your home can be the biggest mistake of all! So here is the truth.  Most Real Estate Professionals do not search for homes priced over what their buyers can qualify for.  As little as $5000 can make all the difference.  For example: Your real estate consultant tells you the best price for your home is $299,900 and you want to push the envelop to get a little more, you decide to list at $304,900. Agents who have buyers that qualify for up to $300,000 may not search above 300K which means you have potentially missed out on qualified buyers who are ready, willing and able to buy. I know...I know what you are thinking... "if they want to offer $299K they can...."  Well they won't even know about your listing if they stop the search criteria at $300K.
